The phases of work divide the work into manageable chunks; at the end of each phase, client approval is required before moving forward.\u00a0 The <b>five typical phases<\/b> are:<\/p>\n<ul>\n<li><span style=\"text-decoration: underline;\"><a href=\"\/pibi\/?p=1902\" target=\"_blank\">Predesign<\/a><\/span>\u00a0(almost never abbreviated to PD, in contrast with the other phases)<\/li>\n<li><span style=\"text-decoration: underline;\"><a href=\"\/pibi\/?p=1903\" target=\"_blank\">Schematic Design<\/a><\/span>\u00a0(SD)<\/li>\n<li><span style=\"text-decoration: underline;\"><a href=\"\/pibi\/?p=1904\" target=\"_blank\">Design Development<\/a><\/span>\u00a0(DD)<\/li>\n<li><span style=\"text-decoration: underline;\"><a href=\"\/pibi\/?p=828\" target=\"_blank\">Construction Documents<\/a><\/span>\u00a0(CDs)<\/li>\n<li><span style=\"text-decoration: underline;\"><a href=\"\/pibi\/?p=831\" target=\"_blank\">Construction Administration<\/a><\/span>\u00a0(CA)<\/li>\n<\/ul>\n<p><strong><a href=\"https:\/\/www.artsbuildontario.ca\/pibi\/wp-content\/uploads\/sites\/3\/2013\/08\/RENOcircle.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft  wp-image-1957\" style=\"border: 0px;\" alt=\"RENOcircle\" src=\"https:\/\/www.artsbuildontario.ca\/pibi\/wp-content\/uploads\/sites\/3\/2013\/08\/RENOcircle.jpg\" width=\"60\" height=\"60\" srcset=\"https:\/\/www.artsbuildontario.ca\/pibi\/wp-content\/uploads\/sites\/3\/2013\/08\/RENOcircle.jpg 41w, https:\/\/www.artsbuildontario.ca\/pibi\/wp-content\/uploads\/sites\/3\/2013\/08\/RENOcircle-150x150.jpg 150w, https:\/\/www.artsbuildontario.ca\/pibi\/wp-content\/uploads\/sites\/3\/2013\/08\/RENOcircle-300x300.jpg 300w, https:\/\/www.artsbuildontario.ca\/pibi\/wp-content\/uploads\/sites\/3\/2013\/08\/RENOcircle-1024x1024.jpg 1024w\" sizes=\"auto, (max-width: 60px) 100vw, 60px\" \/><\/a>Depending on the scale of the renovation project, Predesign is often skipped altogether, and sometimes SD is combined with DD as the required changes are sorted out.\u00a0 A \u2018full\u2019 set of Construction Documents is often required for renovations that will be bid by contractors, or that require significant space alterations.<\/strong><\/p>\n<p><strong>Construction documents for minor renovations may consist of some drawings and notes from a designer.\u00a0 <\/strong><\/p>\n<h2>Big decisions happen early<\/h2>\n<p>In the beginning, it is easy and inexpensive to make <b>significant design changes<\/b> in order to arrive at the <b>right solution<\/b>.\u00a0 With each phase of design, more detail is added, so as the phases go on, it becomes more difficult and costly to make changes.<\/p>\n<p>Because most arts and cultural facilities are <b>very complex projects<\/b> for which the clients have specialized needs, it\u2019s important to <b>stay involved<\/b> and aware throughout the design process.<b><\/b><\/p>\n<p style=\"text-align: center;\"><a href=\"https:\/\/www.artsbuildontario.ca\/pibi\/wp-content\/uploads\/sites\/3\/2013\/01\/graph-01.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter\" alt=\"graph-01\" src=\"https:\/\/www.artsbuildontario.ca\/pibi\/wp-content\/uploads\/sites\/3\/2013\/01\/graph-01.png\" width=\"420\" height=\"223\" \/><\/a><\/p>\n<p style=\"text-align: center;\">(<a href=\"http:\/\/www.fs.fed.us\/t-d\/pubs\/htmlpubs\/htm09732802\/longdesc\/fig05ld.htm\">http:\/\/www.fs.fed.us\/t-d\/pubs\/htmlpubs\/htm09732802\/longdesc\/fig05ld.htm<\/a> )<\/p>\n","protected":false},"excerpt":{"rendered":"<p>Almost all building projects go through a similar design process.
