{"id":736,"date":"2013-01-09T02:10:41","date_gmt":"2013-01-09T07:10:41","guid":{"rendered":"https:\/\/www.artsbuildontario.ca\/pibi\/?p=736"},"modified":"2017-04-21T14:43:19","modified_gmt":"2017-04-21T18:43:19","slug":"construction-documents","status":"publish","type":"post","link":"https:\/\/www.artsbuildontario.ca\/pibi\/?p=736","title":{"rendered":"Construction Documents (CD)"},"content":{"rendered":"<h2>CDs are for documenting the design<\/h2>\n<p>Once the owner and the architect are satisfied with the plans (and the cost), Construction Documents can begin.\u00a0 In this phase, <b>no further design changes<\/b> are (hopefully) required, and the whole design team focuses on producing a set of plans and specs describing <b>all the details required to build the project<\/b>, from the structural and mechanical systems down to the finish materials and fixtures \u2013 these are the \u2018construction documents.\u2019<\/p>\n<p>In projects pursuing <b>green-building certification<\/b>, there will also be a set of design documentation related to the certification protocol\u2019s requirements.\u00a0 Usually, documentation is submitted once at the end of the design phase, and then again when construction is complete to confirm compliance with the certification protocols.<\/p>\n<h2>Detail of CDs depends on the method of <span style=\"text-decoration: underline;\"><a href=\"\/pibi\/?p=378\" target=\"_blank\">project delivery<\/a><\/span><\/h2>\n<p>In a <b>Design-Bid-Build<\/b> project, a complete (or nearly complete) CD set will be released to contractors for their use in developing bids.\u00a0 In this case, there may be a short phase between CDs and CA known as the <b>Bid Phase<\/b> where the design team will help you go through the bidding process with contractors.\u00a0 In a project using <b>CM At-Risk <\/b>delivery, the GC\/CM will be heavily involved in reviewing the plans during CDs and advising the owner and design team on cost and constructability issues.<\/p>\n<h2>FF&amp;E and Owner-Purchased items<\/h2>\n<p>During CDs and into construction you will also work on selecting and sourcing the <b>furnishings, fixtures, and equipment<\/b> that will go into the building \u2013 often referred to as FF&amp;E.
