Contracts

Contracts for design services

Once a team is selected, you or your project manager will have to complete contracts with the various parties. Typically, an architectural contract will stipulate a scope of work and a fixed fee, usually payable on a percentage-of-completion basis. Reimbursable expenses such as travel are usually charged in addition to the fee amounts.  Other design consultants’ contracts are similar.  If unanticipated additional work is required during design, “additional services” may be added to the design contract for a separately negotiated amount.

Construction contracts

There are many types of construction contracts, which vary with the type of project and the method of project delivery.  Contracts range from the simplest where you pay the GC for his time and materials, to a GMP contract (Guaranteed Maximum Price or GMax) used on projects with more complexity.
